What You'll Do

Job Summary:

Manages and oversees the operations of property services and customer services team to provide all-round property management services for the responsible properties in Hong Kong.


Key Roles & Responsibilities:

Supervision of Property Services and Customer Services Team

  • Proactively involved in leading and motivating both the property services team and customer services team to deliver all-round property management services to clients.
  • Ensure staff working according to approved SOPs in all aspects and minimize operational risks to the company.
  • Identify staffing needs, conduct staff appraisals, nurture staffs career development and ensure proper succession planning.

Compliance with Rules and Regulations

  • Enforce the terms and conditions of the Deed of the Mutual Covenant, including keep all common areas and facilities in good and clean condition; collect management fee from occupants and follow up with arrears; keep proper records of accounts of all expenditure incurred and of all payments made for the management of the properties.
  • Ensure all staff following company policies and guidelines when handling daily tasks.

Strategic Planning

  • Prepare, manage and control the operating budget of the managed properties.
  • Propose improvement or renovation programs to superiors when necessary and ensure such programs are well planned ahead.

Supervision of Contractors and Service Providers

  • Ensure service providers are appointed according to company policies and guidelines.
  • Monitor contractors’ / service providers’ performance and ensure their services are to up industry standard.

Liaison with Internal and External Parties

  • Take a lead role to develop and maintain best relationship with owners, occupants, government and statutory bodies for ensuring effective management of the properties.
  • Organize functions and events for strengthening the bonding between owners / occupants and the management office.

Who You Are 

Professional Qualifications




  • Degree holder
  • Comprehensive knowledge in property management aspects.
  • With solid experience in managing a portfolio of luxury residential buildings and club houses.
  • Good understanding of market environment, customer requirements and best market practices.
  • Process the expertise to identify and solve complex problems subject to departmental policies, procedures, practices and legal requirements.
  • Good PR techniques and skills in holding meetings with IO / OC and dealing with them.
  • Good interpersonal and communications skills for handling difficult owners and member of IO / OC.
  • Able to develop and maintain harmonious relationship with owners, residents, government bodies and statutory bodies.
  • Holder of PMP (Tier 1) licence
