Director, Sales and Marketing

What You'll Do (Job Summary and Key Roles & Responsibilities)

Reporting to the Senior Director, Sales and Marketing, the Director of Sales and Marketing acts as the Deputy Head of Sales and Marketing Department to drive the sales and marketing of all projects in Hong Kong to achieve the sales targets.

 

Responsibilities:

  • Develop the owner’s brief of all newly acquired sites. Make recommendations for the development including market positioning, themes, flat mixes, flat sizes etc.
  • Advise the Projects Department on customers insights to facilitate the project design and product specifications.
  • Develop and implement effective sales strategies and sales plans, including but not limiting to sales batches, pricings, agency fee proposals, payment methods and financial benefits to achieve the sales targets.
  • Work in collaboration with Finance department to devise plans for prospective buyers.
  • Maintain excellent working relationship with property agents.
  • Develop incentive plans that motivate property agents to deliver the business targets.
  • Lead all agency briefings to introduce our Company’s projects and motivate the property.
  • Stay abreast on competition and develop strategies in response to the market changes.
  • Oversee the running of the sales office. Ensure the sales operation is efficient and all sales processes comply with the legislative requirements.
  • Oversee the compilation of marketing collaterals and promotion packages that are consistent with brand positioning of the projects.
  • Conduct market research and share market insights with the management.
  • Coordinate closely with other Department such as Legal, Property Services, Accounts, Finance, Corporate Communication and Environment.
  • Manage the sales team and responsible for the training and development of team members.

 

Who You Are (Competencies, Experience, Professional Qualifications etc)

Competencies

  • At least 15 years of experience in real estate industry of which 3-5 years in senior sales and marketing position with reputable property developers.  
  • Proven track records in leading the sales of mass, medium and high-end luxury projects.
  • Extensive agency networks and able to build relationship with key stakeholders.
  • Experienced in developing effective sales strategies.
  • Excellent negotiation skills.
  •  A motivational leader who can inspire the property agents and sales staff.

  • KPL’s Ambassador – maintain a professional relationship with business partners, media and real estate agents that reflects the image of KPL; as a spokesperson of KPL in all sales and marketing activities; represents KPL in all press events for sales launches.
  • Builds Teams – maintain a coherent sales and marketing team to deliver business objectives; develop close working partnership with real estate agents, develop incentive plan and motivate agents to achieve sales targets.

   

Education

A bachelor’s degree in Business Administration or related disciplines.

 

Professional Qualification

EAA License (Estate Agent) is a must.

 

Language

Proficient in spoken and written English, Cantonese and Putonghua.
